A plain West Covina house sold for $900,000 after several Chinese buyers competed for it. Its large, flat backyard made it attractive for buyers considering an ADU.

A four bedroom, two and a half bath West Covina house built in 1955 sold for $900,000, about $62,000 above its asking price. The home entered escrow in five days and closed in about three weeks, despite a slower Los Angeles County market.

The lot totals 13,065 square feet, with about 10,000 square feet of flat backyard space. That made the property appealing to buyers who may want an accessory dwelling unit for rental income or extended family, especially as California ADU rules loosen in 2026.
